Way back in the early 1980s, I sold an original, not put together, 1909 Proof set (Indian Cent through Barber Half Dollar) as part of the down payment on my first house. It turned out to be a great investment.
Retired dealer and avid collector of U.S. type coins, 19th century presidential campaign medalets and selected medals. In recent years I have been working on a set of British coins - at least one coin from each king or queen who issued pieces that are collectible. I am also collecting at least one coin for each Roman emperor from Julius Caesar to ... ?
Like I always tell my parents as a excuse to buy more coins, coin collecting is an investment. Some day it will be used to achieve great things in life for example in your case, a new house 👍

Would love to help you with a Box of 20 build. I have tons of ideas, but think an S mint Box of 20 would be awesome. Different dates and denominations, circ or UNC, choice and original. No repeats on type.
Here would be a few fun examples of old pieces that have come, gone and/or stayed.

On a purely financial aspect you probably did well too, as coin prices have, for the most part, continued to decline while property has tended to go upwards. On a personal aspect you've also made your wife happy, so that's a Whole Bunch of Bonus Points there.
I have no idea what the budget is for your Box of 20, so I'll do a couple of different ones.
Inexpensive. Raw Peace dollars, XF or AU for the tougher dates, MS-63 for the common dates... nice big hunks of silver on an attractive design...
Moderate price. Type set. Any grade from G on up depending on Type. Lot's of different interesting designs.
Expensive. IMO the most attractive US design is the DBHE, and, if you're playing in this end of the swimming pool, why not go for the Biggest pieces, e.g. the silver dollars...
I'm sorta in the same boat with a collection and housing needs. My wife, young son and I have outgrown my old bachelor pad. I bought some land 3 years ago, but the project never got off the ground. Every time I think we are ready, some other financial need seems to spring up - not to mention building costs continue to rise. I've considered selling off the coins to give me that last little push. I don't think I would regret it, as I don't even look at the coins anymore.
