Loser. US mint will over produce this coin for the market. Stems from 2010 5 oz .
If the object of the game is to try to buy The WORST and profit, well, maybe, but the US Mint will DEFLECT your goal.

They said the same thing about the 2001-W $5 gold Capitol Visitor Center when it came out...became a semi-key, because frankly, no one cared about the subject.
Last year's National Park Service MS gold sold 5,150 and the MS half 21,109 both appear to be new keys. I'm wondering if the mintages of this commemorative is apt to be that much lower due to the coins' subject and appearance.
So if I find a grey rock with a particular shape, let's say unique, is there anyone out there to buy it? The Boy's Town coin is one of the most unappealing offerings in quite some time. At least the NP coin was attractive.
I bought the NP as I'm a big fan of TR, also bought my first hockey puck for TR Park, and though I've collected $5 golds forever, I seriously am considering passing on this. These and the Lions coins are virtu ally meaningless.
Butt Ugly! Won't be a big seller, but not likely to be a key...too much attention right after the NP.

I might have bought one if they put Mickey Rooney and Spencer Tracy on the clad...
(This might be the first year in a couple of decades I didn't buy one or the other of the commems.)
Edit to add: I am more excited about the 5oz animal cracker puck coming out on the 7th...

I think flipping has turned into flopping.
If history repeats itself...the items out of favor when issued and lack demand, usually end up winners down the road.
Whatever wins the low mintage "Key" race to the bottom we're seeing may manage to sustain some interest just because of the competition, but that leaves all the second- and third-place low mintage issues with little residual appeal over time, IMHO. There are simply too many low mintage items out there now among the modern Mint products.
Here's a warning parable for coin collectors...
