value of a 1915 proof-66 buffalo nickel

just got this beautiful 1915 matte proof PR-66 buffalo nickel. The pcgs price guide has a value of $2200 while the
ngc guide says $2800. Where lies the truth, somewhere in between or ????
And I also noticed that the price for a pcgs proof-65 1916 buff is $3500 while the same coin from the ngc price guide
is $4000! Why such a big difference?

Very nice piece. Price guides are just that - guides. There is a big price jump from 66 to 67 but both the 66 figures sound optimistic based on recent auction results which average around $1800-$1900.
Harry Laibstain Rare Coins has this PR66 currently for sale at a $1,950 asking price. collectorscorner.com/Products
I think it's ludicrous that the NGC guide is higher than PCGS. PCGS is much tougher on Buffs.

Auction results don't lie. Here they are for your coin:

I assume the above table does not include ‘the juice” as the fees are called?

No, all results for auctions on Coinfacts include the juice.

IMHOP............those prices are suggested prices for coins encapsulated in a particular TPG's holder .

Nice piece.
it would sell faster closer to $1700 than $2200, but it is a nice piece - a CAC sticker would help for some buyers
One just sold on eBay for $1995 (not this piece)

That is a very nice Buff.....Prices now seem to show a general dip in the market....just my opinion as a buyer... Cheers, RickO
I thought getting a CAci sticker was not possible anymore??
