Those numbers are honestly low. Yankees and Cowboys would both go for over 10 billion if they were put up for sale. Every one thought the Commanders were going to sell for like 4 billion and they got over 6.
Marketing is a big part of it which the iconic cheerleaders for the Cowboys plays a role. The stadiums, real estate and everything else the team owns plays a role as well but branding is the biggest part. I spent time in Australia a few years ago and even in a small northern city you could walk into a sports store and find Cowboys and Yankees stuff.

The market value of the GS Warriors took a big step up in value when the Chase Center complex (in the Mission Bay area of the San Francisco waterfront a few blocks south of Oracle Park where the SF Giants play) was completed and opened at the beginning of the 2019-2020 NBA season. My understanding is that the Chase Center complex was/is privately acquired, built, owned and operated by the GS Warriors franchise; and that it is a major source of revenue to the team (from NBA game ticket sales, concessions and parking; from rents paid by tenants occupying the retail/office spaces in the complex adjacent to the Arena; and from concerts and other events held at the Arena on days where NBA games are not played).
Once the team was bought by the current ownership group in 2010 or 2011 (for $450,000,000.00 I think), it moved forward with plans to move from Oakland (and the basketball arena in the Oakland-Alameda County Colosseum Complex (which is old, run down and in need of closing and redevelopment) to San Francisco into a new arena complex built by the team. Doing so, coupled with the success the team has had since the 2013-2014 season, has caused the market value of the team to skyrocket.
Knock Jerry Jones all ya want, and I often do every chance I get. However it's not debatable he is a brilliant businessman.

What makes Dallas so valuable?
They have huge fan base, plus a lot of people around the nation who believe the "America's team" nonsense. They have never been my team and never will be. As an Eagle's fan, Dallas is always the enemy.
For me it started with old Tom Landry. I got tied of his moralizing and his habit of running up the score on weaker teams. Many years ago, the Eagles were pretty bad and Dallas was up and coming. Old man Landry was making a point of running up the score on his opponents when he had the game won. He beat the Eagles in Dallas by something like 49 to 0. When the Eagles played them in Philadelphia, the Birds came to play and beat the "calf punchers" 14 - 10. It served them right.
