We've been buying houses in Columbus OH cheaper than that. If you include all the improvement costs, we're averaging about 30k a unit, and getting rents from $500 - $750 a month depending on the location. These are not dumps although they are in more urban areas. We've improved them to the point that they look almost brand new (We've redone almost every interior and exterior surface). The cheapest was a 2200 sq ft double for under 7k (it needed about 40k in work). I have no doubts the OP could get a nice place that needs little work for that price.
It's a greast system for us and our renters. They can not get money to purchase, but we can provide them with a quality place to live while they help us generate cash flow. To keep it coin related, when good coin deals come up, we are storing some of our cash reserves in coins until we need them for the next place. I guess in a weird sense, we convert coins into houses into income.
