As far as the lease goes, a GOOD attorney, though few and far between, will have a "holdover tenant" period, that could go month to month once the lease expires at a pre-negotiated price to avoid these types of things. Landlord sees a business doing well, jacks the rent to triple once the lease is done. THEN it takes at least 2 months for eviction process for commerical business, wheras residential could take a year!
