Most dealers will not give you anywhere near what you're about to pay for it - even if you are getting a "very good" price. You'd need a moderns specialist, and they are a tiny minority of the dealer population.

It may, or may not, be a good deal depending on what they normally bring in the marketplace. The price guide is pretty useless as a yardstick. Search some auction archives to get a handle on it.
I'd like to own a PR70DCAM ANYTHING. And I'm not a modern collector. What i would REALLY like though, is to have an MS70 coin. A business strike that is perfect be shear chance. I'd also like it to be a 1792 half disme. But hell, I'm not picky.
You will have to find a specialist dealer in moderns. Even then, don't expect much of an offer as they seem to operate on very high margins. Most local dealers won't buy that type of material for much more than what it cost to slab it.

Last one to sell on Teletrade went for $340 in January.
$150 looks like it's probably a pretty good deal if the coin is truly a 70DCAM.
