Correlation between Rising Unopened Prices and Rise in High Grade Rookie prices

I am wondering if the rising prices of unopened that has been experienced over the last two years has directly been the cause of these recent prices on high grade rookies. Far fewer packs are being opened and maybe it was just a matter of time before prices on the key cards followed suit.

At what point does the price of a Jordan Rookie make it worth your while to bust a box or buy a pack?

As far as vintage goes I think it's more that the supply on older high grade star cards has dried up and a lot of people that have them are now holding onto them. For 1980+ there is still a lot of unopened out there.
