How do you determine how much value a "gem" grade adds to rare modern cards?

I collect rare Jeter stuff, like low numbered refractors.
Sometimes a PSA 10 or BGS 9.5 pops up on the 'bay of a card that is seldom seen, much less in a "gem" grade. There is one seller in particular who has listed some very tough issues that would typically sell in the $50-$100 range but he is asking $250-$500 as they have been graded "gem mint". This is of course his right to do so, I'm not complaining about that.
Typically these are cards that are highly collectible regardless of whether they are in a slab or not. It seems they take a much longer time to sell when they are in that PSA 10 holder and asking a premium for that.
I understand that the registry motivates collectors to spend more on a perfect slabbed card, but is there any rhyme or reason to how much value it adds, especially when there aren't many sales to compare it to?

Couple years back I pulled a #/52 Mantle out of 2006 Topps 52. I think the Mantle/52 were selling for $75ish if I recall. I popped a PSA10 on mine and I can't remember exactly what it sold for, but I think it it was 12x-15x. I should also say that it was 01/52, so maybe the ungraded price would have been north of $100. Still a 5x-10x premium easily.

Wow, that's a big price swing. Did you set a BIN or did it achieve that price in an auction?
