<< <i>You are having trouble selling 5 acres in Black Hawk? I am amazed. >>
NEAR, not in, Black Hawk. I had an acre inside BH and recently sold it. Another in Central City, also sold. This is recreational property with a possible home site, about half timbered, good solar site on east end, old hoist house with several hundred feet of 'barn wood' in salvageable condition.
Thanks for commenting.

Thanks for the idea but I dunno. It seems that wherever I post somebody feels that it should be elsewhere. I'm not selling nor buying coins, I am seeking to exchange this land for bullion. So I think it's OK here but if a mod moves or removes it, so be it.
Thanks for your input.

<< <i>Have you panned on this property and if yes what was the result? >>
No I haven't SCBMark but you are more than welcome to make a road trip and check it out. It is a lode claim, but it crosses Russell Gulch and that was placered in the 1860's. My understanding is that the placers here are a good deal smaller and less extensive than in California or Alaska and were considered 'worked out' in the early days before lode mining got underway.

You'd be welcome to pack up your equipment and come give it a look. Car-camp right on the property but less than 8 miles to major chain grocery, gas stations, hot springs, etc. Only 2 miles to casinos. The spring runoff has started so there is water aplenty now but by Sept/Oct it will have dried up. That's why they call it 'gulch' instead of stream, creek, or river.
------
There were a few placer operations still working until the early 1990s, usually as tourist operations ( improves the cash flow) in conjunction with genuine mining. There's a place called Vic's Gold Panning that is on the web and that ol' boy paid for his property back in the seventies with gold at $75/oz by finding those pockets and buried boulders that were missed by the dredges on Clear Creek. Another fellow forced the Colorado Dept of Highways to remove a garage from his land so that he could placer it and he made a very nice return. Of course, these guys had big equipment, moved a LOT of material/overburden and worked at it.

<< <i>How much are the taxes typically? Just curious. >>
They are $227 annually at present and not likely to change much as most of our taxes are paid by the casinos.

I know that I should let it die....

Yes, I have to grant that your observation is not without merit. Purgatory should, indeed, be capitalised
I thank you for your input.
