    abuse of HELOC and flipping and speculating new construction real estate margined way way to frickin thin.

    i can show you more than 1/2 dozen homes in 3/4 completion around here ($2-$5 million) because the specs "ran out of money" and a couple more that are vacant "spec" homes for over two years. Scrapers run about 865k ...and that is in a crappy location
