What to do when SMR is way off?

I'm in the process of building a nice 1951 Topps Red backs set. I'm only buying PSA 9 or 10 cards. The SMR for 9s seems to be way off when it comes to dealing with individuals. Is this common? When buying off of eBay, I'm getting right at SMR for most everything. For instance, the commons SMR is $110. I've picked up 3 commons off eBay for $91, $98, $114 (delivered), but shops and collectors put these same cards in the $150-$200 range.

For example, I would buy PSA 8/9 Bradshaw and Butkus rookies at SMR all day long. I just picked up a PSA 8 Bradshaw RC and PSA 7 Butkus RC for $570 from a local dealer. He opened up the SMR and gave me a nice discount from the $635 book. I've already offers at $715 for the pair.
What is the proper value for these cards? It's not an easy question to answer.
P.S. - Naxcom and ebay do report sales, I'm talking about in a price guide format.

Hold on, I'm confused. You are buying cards right at SMR and you said that the SMR is way off? How so?
