OT: I have 5 houses up-for-sale as we speak (two in North Port, Florida (307K ea.), one in Palm Beach Gardens, Florida (405K), one in Western Palm Beach County, Florida (499K), and another Bi-level in Pamona (Galloway Township, New Jersey) (@ 295K).

The real estate market, in my opinion just shifted (IMO around November-December) from a "seller's market", now to a "buyer's market". Home inventories are up all accross the Country, prices are "flat to lower", homes are staying "on the market" for much longer periods, and interest rates seem to be on the rise for well over a year now!

My "Owner Will Finance" classified ads that less than a year ago would each attract anywhere from 200 to 400 calls per month, for each "classified Real Estate ad" I would run.

Now I'm lucky to field 20 calls per month per classified ad.

I'm concerned, that we are in for a rough ride ahead. No one knows for sure, but it looks like a "bear market for residential real estate is on the horizon".

I'll be able to get some good deals, but "I'm still going to proceed with caution"! 350 million? I wish! LOL!
