Yes, I know real estate is better...doing some of that as well...

HOF Autographs with photos and PSA cert will always do well IMHO.

re: pre 1985 Unopened - I cant see much from the early 80's doing much appreciation. 70s in another story.

Is there really so much 1980-84 unopened wax out there that it wouldn't appreciate in 8-12 years?

I think there is at least a moderate amount of product around- but the key driver is demand of the individual cards.....There is not much demand for many cards in the early 80s - -with notable exception - 80 Henderson, 82 Ripken - etc
