Grading vs. Raw - When does grading make sense?

newbie question:
I collect baseball between 67-78. Does grading only make sense for NM+, or are there times when submitting lower conditions make sense - esp. considering the Nov-Dec deal.

I've been watching eBay closely have noticed that most raw cards in the EX range sell for MORE than graded. I was wondering if this was due to collectors thinking a card would grade higher, when, if anything, a card is going to look worse than the scan shown by the buyer.

For example, should I grade a EX-NM George Brett rookie if I plan on selling one?

It never hurts to have star cards graded in my opinion. As for commons, I would only submit those having a chance at an 8 or higher. On a Brett RC, if it had a shot at a 7, I would submit. If it was a for sure 6, that might get a 5, I might not.

I think all high $ rookies, condition sensitive, and cards prone to counterfeiting should be graded.
Even if it comes back in a low grade; the potential buyer knows it's authentic and it hasn't been
    altered in anyway.
