1921 NGC Zerbe PR 65 ==$48,300 ??????

Is this a mistake ? I have checked, auction prices realized, three times, and this lot from the last Bowers auction stands at a "Moon Price " of $48,300. It is my understanding that a PCGS PR 66 Zerbe is in the $25,000 range. $48,000, in my opinion, is three times the actual value of an NGC PR 65 Zerbe.

What am I missing here????

    How many of these are there? If they rarely show up at auction, the prices could be well out of date. I've seen several nice, limited-availability coins sell for 2X compared to a couple years ago. Heck, I bought a coin last May - 10 months ago - and it has doubled in value.
