My LEAST favorite copper......

It's Friday night......just spent the last 3 hours trying to clear a copper drain pipe in the rental......OK.....OT I guess but, gotta complain to people who care! The rest of my family is out having a good time. The rental lady poured a pot of noodles down the drain and it's STILL clogged. This is going to cost me 2-3 regrades by the time the plumber is done!image

    Sometimes I wonder what is worse, being a tenant or being a landlord. I've done both. Don't really miss either one.

    I`ve had a few weird experiences with rentals. My Uncle owned a few properties and I collected the rent for him when he wasn`t able to. The most bizzare one of them all happened about 12 years ago or so. I went to this appartment with my dad to collect the rent. The appartment we went to is a tad on the small side to say the least. So, in order to compensate for the small living room, the tennet knocked out a whole wall. The wall was about 8` high and about 15` or so long and it was completely gone. We asked what and why did it happen. The tennet explained that the room was too small so he got a sledgehammer and knocked out the whole wall so he could have a big living room. Naturally he was kicked out and ordered by a court to pay for damages. There`s a few other strange stories about tennets but, this strikes out as the most bizzare one I`ve come across in my own experience.

    My Dad managed an apartment complex in Florida in the 60's, and one apartment was occupied by a large family from some remote part of India or Pakistan, who were not familiar with modern technology. According to Dad, they'd built a wood fire in the electric oven, and smoked the whole place up!

    The former tenant sometimes went months w/o paying....didn't explain why......he's now in law school at the U of O....should make a good lawyer!image

    The current tenant is so large that she said she couldn't retrieve the noodles out of the garbage disposal......why me!!!!!image

    Hehehehe thats a good one. Another strange one was one of the last tennets my Uncle had before he sold the place. The tennet would send a money order to my Uncle in the mail. It was fine with him since it saved a little time in his schedule. So after about 3 months are so without a face-to-face meeting, My Uncle decided to stop in unannounced. Much to his suprise, almost the entire floor space of the appartment was covered with grease, motor oil, gasoline, and motorcycle parts. The tennet was building and repairing motorcycles in the appartment instead of outside. Said it was too cold outside and not enough space to work(!?).

    I've been pondering buying a rental house (or duplex) for about 3 months. Suddenly I'm turned off!

    The rental is 100 feet from my house, so it's hard to NOT be involved.

    Dave - I agree with Lakesammman. The appartments, as you may have noticed, that my uncle rented to was in a niegborhood that was in economic decline. Most of the quality of tenants where just barely making money wise. Also not the sharpest knife in the kitchen. Not to put down anyone he rented to. Just stating the facts.

    My stories, unfortunately, are true and the most extreme cases we came across. Most of the problems we encountered where similar to the problems that Lakesammman stated in his first post. So my stories were not an attempt at tring to talk you out of it. If anything if you really want to go for it, then go for it. It isn`t easy but, be aware of the nieghborhood the property is in. It dictates the kind of people you will be attracting.
