Price difference in Morgan Dollars

I have started a Dansco Album set of Morgans. I started with 1884 and noticed something. I purchased an VF 1884-s for $19 bucks. LAter, I was going through the price charts on PCGS and noticed that the date in AU is 325,ms60 is 6k and so on. Why the big price difference in this date and the other keys, why doesn't the VF and EF havce similar premiums?

Population.
The highest graded 1884-s is ms65 and it's a pop 1 coin.
The pcgs number of ms60 and above added together is less than just the au58 grade alone.

The 1884-S is readily available in all grades less than mint state. Sharp AU and mintstate coins are kinda scarce and always in demand by collectors, thus a price jump. You will find this sudden price jump at differing points for many of the Morgan dollars.
