Any Pattern Experts Out There? 1870 Half Dollar J-935

Does anyone know how well the PCGS price guide represents the pattern prices? I have tried looking for information on this coin, but really cannot come up with anything. Any thoughts as to what a fair price would be to pay for it? Thanks.

Auction records readily available on Coinfacts support a market value roughly in line with the $4500 level assigned by the PCGS (supposedly retail) price guide. As for what's fair, I could argue anything from $4000 to $5500 depending on my mood, and on if I'm buying or selling.

Thanks Andy. That is helpful. I was leaning towards the PCGS guide being a "fair" price, but I do not have enough experience with patterns. I always check auction archives, but I did not see anything that was recent enough for my liking to base an answer on, although I could have missed something.

There was a J-935 PR65 RB that was sold by StacksBowers for $4560.
It was in a NGC holder though.
