Set Pricing: Raw Commons and Graded Star Weighting

I have sets from the early 70's that are a mix of raw and graded cards.
My question is, how do you price the set for sale if you have a key cards graded with raw?
For example: take the 1973 Topps Baseball set.
Midgrade sold around $600 with no graded cards.
What would the impact be of throwing in a PSA 7 Schmidt RC? That card alone goes for $400.
Is Schmidt carrying 2/3 the value of the set, or am I comparing apples to appliances?

$3,000 for an ex/mt set because it has a few psa 8's thrown in? sign me up (as a seller)!
Weird market - and not so many nice mixed sets on the market since PWCC stopped selling raw.
