Raw Card Prices on Ebay - Greg Morris

We all know that PSA graded prices have shot up through the sky as well as unopened prices. Certainly the "NEW" investor money pouring into the hobby has influenced prices, and I've heard some people also imply that some price manipulation on some key cards is also taking place.
But, I couldn't help but notice the huge spike in raw card prices on Greg Morris and other large scale raw sellers. Prices appear to be skyrocketing for vintage EXMT and NRMT cards. In fact, I've all but given up trying to finish off some of my set building projects for the time being, but my question for the veterans on here,
"Do you think the vintage raw card market is just that hot too, or are people boosting up bid prices artificially?"

As people get pushed out of graded cards due to the price, they'll naturally gravitate to raw, which will see a price jump.
Anecdotally, I've seen 1952 high series raw (GD-VG) go from $80/card up to about $140/card over the past year. Can't get anything cheaper as the eBay hawks don't let any card get by at all. Zero. I'm just paying off my mortgage at this stage... maybe in 3-5 years the prices will have calmed down and I'll be able to continue the quest.
