Need advice on buying a 2008w gold proof buffalo

I am fairly new to collecting and a newbie to the forum. I wish to collect the $5, $10, and $25 2008w gold buffalo proofs. I have the opportunity of purchasing a $5 2008w gold buffalo proof that is ANACS graded PR70 for $515.00. I intend to crossgrade the coin with PCSG or just flat out get it regraded by NGC given the market’s view on ANACS. I had initially offered $470.00 but seller says the lowest he can go is $515. Is this a fair price for an ANACs graded coin? Thank you.

If you intend to cross it you will have more in it than if you wait to find one in a holder you like.
Plus you have no guarantee it will cross at a 70.

I did not purchase the coin, the link I provided is from ebay "sold" listings.
Sound advice.
Unless you are sure it will cross and it is priced favorably, it is best to just buy the one you want.
