Got a raise today - more coin money??

Made it a priority to get the mortgage paid off this year and just made it under the wire today. Actually, it was the wife's priority......I don't mind debt. I figure if the bank owns the home, I can walk when the big earthquake hits.......

Feels like a big raise - more coin money!! :D

    That's great congratulations. It's a great feeling to own your own home. I paid mine off two years ago and it's nice to have more discretionary income for sure! Now is the time to double down on your 401k!

    Yeah dude! Congrats! Huge accomplishment.

    I always assumed the mortgage was invented by the Roman Empire or something but the modern mortgage was drawn up in the 1930s according to google. mort-Death-gage-Pledge. I like the idea that you can get in out of the weather while you pay for a home instead of tent camping till you have the full price. Gotta pay the rates for money to do it. I had mine figured out to know how many sq ft were mine each payment. Funny, with a few months left, the bank didn’t know how to make the last payments because it didn’t happen often enough. Our branch had to call an expert in San Fran branch at Wells at a certain time to get the interest to the penny and transfer that exact amount, or the interest would build up daily if we mailed a check and ping pong back and forth.

    Now does it make sense to buy coins with a mortgage? Maybe if you get a 15yr instead of a 30yr one can line up the justifications. I would never pull money out of my home to put in the stock market, nor pay a bank interest to save on my taxes. Even if it pencils out, the psychological benefit of not having to crack that nut every month is one heck of a stress relief and frees up a lot of time one is working to pay that debt to do the things you love.

    There is def gonna be some freed up capitol for new coin purchases!

    Those less than 4% interest rates convinced me to take out a loan on my debt free house! I question myself sometimes but still think I made the right choice.

    No mortgage means property taxes. Plan accordingly. Depending on which State you reside in.

    It's criminal how little of a mortgage payment goes towards principal. Always pay more than the minimum!

    My mortgage is at 2.7%, I can't talk myself into paying an extra dime. I only have a few years left...I might refi it again if I could get 2.7 again. Lol.

    My pension is direct deposit my mortgage is auto pay. I don't even think about it.

    I did what @Catbert is planning. Sold in 2015, moved, bought another house outright. No debt at all.

    OTOH, I live in CA and pay a huge property tax, crazy HO insurance (because CA is usually on fire), and the state sales tax is absurd. Probably should have moved to Nevada.

    Congrats!! My wife and I are savers, and followed Dave Ramsey. We paid ours off last year, at age 34! Of course, it's a small house, and we will probably want a larger one some day, but debt free feels great. We have some rental property that we are also aggressively paying down. Currently 8 years left on that!

    The #1 reason I slowed way down in coin buying was to stop paying the stupid-tax on debt interest. We made huge progress this year and should be done in a couple of years with the house and everything...... then toying with the idea of really throttling back (easier said than done), quasi-retitement, or something similar. Lately work has been all-consuming with 60-70 hour weeks, nights, holidays, and weekends. I was operating on a trauma when Christmas Eve rolled into Christmas....... The money is great but this surgeon job can suck the soul out of you.

    Congrats, debt free is great, I paid the house off years ago. Property taxes are steep in these parts.

    Hi Bryce. My son has been interviewing for a surgery residency and either wants to be a pediatric or trauma surgeon. He’s got a loooong road ahead!

    I will give him the same advice I give everyone. If you absolutely have to do it to be happy, then do it. If there’s any other possibility, do the other thing. It’s a great job, but it comes at a tremendous personal cost.

    Congrats. That is a major accomplishment for most people. I remember paying off my 1st home in 1994. Back in 1987 when I took out the loan interest rates were crazy high. I remember it was 16.75% Can you imagine trying to pay for a nice house with that kind of interest?
