OT: Massive purchase for card storage!

This is slightly off-topic, and perhaps it's the champagne forcing me to post this, but I felt as though I had to. Today, I officially made the biggest purchase of my entire life. My very own house!!! image At the age of 27 years old I am the owner of my own 1,400 square foot, Cape Style house. imageimage I was able to get it for a pretty good price and only needed to borrow about $195,000 for the purchase. Of the two rooms upstairs, one will become my bedroom and the other will turn into a home office and collectible display room. I plan on taking down the dormerd(sp?) walls in the one room and creating some built in cabinets for my cards, signed memorabilia, and various other items. The opposite end of the room will house my computer and work related items, while the sides will hold my other collectibles and goodies.

The roof is brand new as is the kitchen. It's got a great convection oven that is a few months old, and the house itself is in great shape. I need to buy some furniture, but with the $9,000 extra that I've set aside I should be able to do that. (I want to buy myself a nice hi-def TV for my living room as well as some comfy couches). I figure that the money I have available should easily be able to furnish the place. I honestly don't know how to feel right now. My wrist is a little tight from all the paperwork I had to sign at the closing today, but having the keys in my hand feels so great. In about two weeks I'll be fully moving in as it will take that long for me to pack up all my stuff safely and securely, as well as get my phone set up and other utilities at the house.

Still, I can't believe that many of my goals in life have now been met. I'm under 30 and I own my own home, I have a well paying job that I love, I have every Topps and Topps traded set from my birth year through the present, and thanks to going to the gym at work every day I'm in GREAT shape! image Time to finish off my champagne before I realize how really poor I now am. image
I collect the elements on the periodic table, and some coins. I have a complete Roosevelt set, and am putting together a set of coins from 1880.

  • LMAO. Nah. It's in pretty good shape. The house was built back in 1951, but the roof was replaced in 2005, and the kitchen was replaced in early 2007. Once I've got everything repainted inside and refinished I'll take some photos as it will give me a chance to show off my collection anyway. image

(I did have to chuckle a bit when signing all the loan documentation though. There's a section that says "I won't be using my house to store or work with hazardous chemicals." I had to laugh since my element collection could technically be considered "hazardous". image

  • Well now i'm thoroughly depressed. I'm 28 and nowhere near there. Well I did get into a lease to own home in June and am making strides. Guess thats what happens when you have 1 kid born 4 days after you turn 19 and have women screw you over multiple times only to finally settle down with a wonderful woman and have another son that is now 15 months old. All in all life is good and I'm glad you have been able to accomplish so much in so little time. You have done well for yourself you deserve the champagne. image

Yes it was built in 1902, that is the 2nd unit of a 2 family. There had been no tenants in 75 years. Pull Flush toilet!! I am surprised there was even indoor plumbing! I will post some pics in a few weeks when it is done. Some people call this flipping, lately it has been "flopping"...lol That pic is from us doing a Catherdral ceiling with 3 skylights in the Kitchen.

The house had 2 layer sof Wide Pine boards, we are gonna have our hardwood floor people pull em up, then reinstall them. People LOVE those old wide pine boards, also we have 2 fireplaces in each unit.
  • If you can turn a profit on that junk pile, your pretty good....

Wow! I'm impressed by that. I haven't met that special someone yet so I don't know the experience of being a father. You sound pretty damned proud though, and I guess all that really matters in life is whether or not you're happy. Yes, the champagne is making me feel happier than perhaps I should be feeling, but I just feel as though I've finally accomplished something. I've wanted the ability to show off my collections and when living at home you just don't have that chance due to lack of space. Now I have a full room that will be perfect for showing off my cards, memorabilia, elements and coins. I'll have a blast just sitting in there and looking at everything. (I also plan on making that room my home office so when I stay home and work I can still admire my collections. image )

Congrats on the new home, I'm in the market myself, but my girlfriend is PO'd because I've decided to sign a 6 month lease on an apartment, rather than purchase a home in Houston, where I'm moving to, initially. She's also PO'd because I haven't bought her a ring though, so she can get over it or at least graduate from college first.

Congrats, owning your first home is a good time in life. I will tell you that you bought at the right time!!! Three years ago, you probably would have been paying $250,000 for that same house. As far as the TV, if you can wait until after Thanksgiving the prices will drop considerably. Again congrats.image

    Dear Mandeld,

I hear you. I have a condo here in Orange County. 1200 square foot box. $600K. image For $200K, I could get myself a really, really, REALLY nice ... car and spend my Sunday afternoons driving up and down PCH like everyone else. But, I have my $20K Acura.

You should move to the Buffalo-Niagara Falls NY region. One of the best buyers markets in the country. I have a 5 year old house on a 160x110 lot for 160K. It has a 2 1/2 car garage, large kitchen, family room, living room, finished basement, deck, porch, 2 1/2 baths and 3 bedrooms. I am in one of the higher priced areas.

By the way, congrats on your house. I bought my first house when I was first married and 26 years old. One of the best days of my life. Enjoy!!!!

    Buffalo-Niagara

umm is that where there was 6 feet of snow in one storm?
  • Congrats on the new house, it's a big step. All I can say about those house prices is wow am I lucky that I live in the midwest, we bought our first house nine years ago when I was 24, just over 2,500 sq. ft., corner lot, 2 car garage, fenced yard the whole bit, it was 4 years old when we bought it and we paid under $100,000. It amazes me how much lower the cost of living is here, that's one of the reasons we have stayed away from the coasts.

We do get our share of snow, but we get no hurricanes, tornados, earthquakes and little to no flooding. Other than January, February and March, the weather is pretty nice.
  • Yeah, the price of houses around here has skyrocketed over the past few years and only just recently started to come down. A good friend of mine bought his house back in 2001 in the area and paid $125,000. The house is on a 3-acre plot of land and is probably about 2,100 square feet. Right now, a house of about 1,100 square feet will run you near $210,000 so the fact that I got my 1,400 square foot house for $209,000 is simply amazing. What I'm finding out now is that when you go from having just one bedroom's worth of stuff to a complete house, there's a lot of things you don't have that you just take for granted. I need to get complete furniture sets for my living room, my new bedroom, my dining room, and my home office. I also need to get all the pots and pans and dishes for my kitchen. These are all the things that are difficult to do when it's just one person on one income. Most people buying houses are married, or soon will be so I'm kind of different in that respect.

I went to Home Depot today to get some things that the house needs in regards to "cleanliness". A bunch of paint stripper to strip of 50 years of paint on some trim, some replacement outlets for ones that look to be in bad shape, some paint for the rooms that need it, etc. etc. All of that adds up to an expensive day out at the store! Tomorrow I'm going furniture shopping for my living room set and my new bedroom, but I figure that will cost me a few grand to get everything. Damn this stuff's expensive! Still, I'll be quite happy when it's delivered and sitting in my rooms and my place actually looks like a house. image

I also need to pick up a whole slew of lumber to put some wood trim up where the walls meet the ceilings. I don't like the bland, empty look right now and figure some darkly stained wood moulding will really make it look better. I've already begun a few modifications that will make the place look better and improve the overall quality of it.
