Is This An OK Time To Sell My High Grade Type Set?

I'm thinking seriously of selling my High Grade (XF for early years 1800-1850, AU to MS68 to date) US Type Set. Heritage valuation of >13K. I don't need the $. However, I would like to pay off a rental property so that it is free and clear to prepare for college costs for my daughter 4 years from now.
Is this a good time to sell? I've been away from the forum for a few months save an interjection periodicaly.
I've often thought that the coin realm was for those with means. Is it still so? How's the market?
Should I sell or wait?

However, house is getting old (1976 vintage, 3br 2bth, Greensboro, NC, 1873 sq ft, 1 1/2 acres) and may need repairs, although kept up with every request from mgmnt co.
I just feel - with it paid off, I have an extra $750 @ mo (after mgmnt fees) coming in rather than X going out.
It's really a trade off. Coins or House. I enjoy the Collecting of coins, but , have hit a Wall progressing in US coins..., (I still love Japanese coins and have probably a high registry level Japanese type set). I'm a type collector and I've come to a point where anything else I need in the condition I've persued is going to be over $750. I've come to a point where "is it coin or house payment"?
How many forum members are looking for what I consider good examples (PQ for the grade) type specimens?
